The valuation of apartments, houses and residential property considers location, physical and functional characteristics, condition, planning context and effective evidence from the relevant market.

For buildings and refurbishment projects, the analysis considers current condition, transformation potential, foreseeable costs, applicable constraints and the reasonableness of the adopted scenarios.

Industrial assets, warehouses and logistics facilities require analysis of their use, construction specificity, accessibility, adaptability and position within the market and territory.

The work is carried out under applicable legislation and regulations, with European and international standards as technical references. Each valuation process is defined by its purpose, the adopted basis of value, the characteristics of the asset and the information that can be verified.

Confirmation that the appropriate competence, resources and knowledge are available, together with checks for conflicts of interest or circumstances that could affect impartiality.
Written definition of scope, responsibilities, basis of value, fees, deadlines, assumptions, limitations and conditions governing use of the report.
Inspection where applicable, documentary verification, collection and assessment of market data, methodological selection and support for the assumptions used.
Clear presentation of the conclusion of value, the reasoning supporting it, sources, assumptions and limitations relevant to its correct interpretation.
Property literacy
Price is the amount agreed in a transaction. Cost represents the resources required to create or replace an asset. Value is a reasoned opinion determined for a specific purpose, date and basis of value.
Understanding this distinction supports more prudent interpretation of proposals and scenarios. An asking price does not in itself demonstrate market value; expenditure does not ensure equivalent appreciation; and a commercial expectation does not replace the technical evidence available at the valuation date.

Real Estate Valuer
I hold a degree in Real Estate Management and have worked in the real estate market since 1996. Since 2022, I have focused my practice on real estate valuation, combining market experience with technical analysis, independent judgement and the responsibility required of a valuer.
I undertake work in the Lisbon district and along Portugal's southern coast — Alentejo and the Algarve — covering residential property, refurbishment, industrial and logistics assets, retail, offices and the financial analysis of real estate projects. In each assignment, my objective is to formulate a well-founded opinion of value, consistent with the purpose of the valuation and supported by verifiable information and the applicable technical standards.
